The Appraisal Hub / Switching appraisal management companies
Switching
How do you move to a new appraisal management company?
In plain steps, and without stopping the pipeline you already have in flight. This page is what actually has to happen, what we do at each step, and what stays under your control.
Why it comes up
What usually starts the conversation?
Rarely price. Almost always the same handful of things: a file that went quiet, a queue where a person used to be, a report nobody could explain when the underwriter asked, or a market where nothing gets scheduled.
Those are the moments a lender starts looking, and they are the moments this firm was built around. What follows is not a pitch. It is what a move actually involves, so you can decide whether it is worth your quarter.
The steps
What actually has to happen?
Seven steps, in this order. Each one names who does it, because the honest answer is that some of it is ours and some of it is yours.
- 1Step Tell us where you lend and what you order. The states, the products, roughly what volume, and which system your team orders in. One call covers it. You and us
- 2Step We confirm panel coverage in your markets. Before anything is agreed, we ensure adequate appraiser coverage across your lending areas, and if any area is still thin, we tell you. Us
- 3Step Your reviewer gets the vendor file. Third party risk review is usually the longest part of a move, and it is the part you cannot start until someone sends you the documents. We send them first rather than last. Us, then your reviewer
- 4Step We agree how orders will reach us. A connection to the ordering platform or loan origination system your team already uses, enabled for your account, or ordering by email and telephone if that suits your volume better. You and us
- 5Step The account is set up and your contact is named. Fee schedule by product and state, your overlays and turn time expectations written down, and one account manager by name for your file. Us
- 6Step You tell the people inside your shop. Processors, closers, underwriting and secondary all need to know where orders go now. This is the step that quietly decides whether a move feels smooth. You
- 7Step Orders already in flight finish where they are. Files your current company is working on stay with them through delivery. New orders start coming to us at whatever pace you set, which can be one branch, one product or one state at a time. You decide
Your side of it
What stays under your control?
All of the parts that matter. Nothing about a move requires you to end anything before you are ready.
- The pace. One branch, one product or one state at a time is a normal way to start.
- Your existing relationship. Plenty of lenders run more than one appraisal management company, allowing them to compare the two on live files.
- The system your team orders in. You keep it, and we connect to it.
- Your fee schedule and your overlays, agreed in writing before the first order.
- The commitment itself. There are no setup fees and no long-term contract to sign.
Timing
How long does a move take?
Two steps set the pace of a move, and we do our part to keep both moving. The first is your third party risk review, which is usually the longest part of a move and cannot start until your reviewer has our documents. So we send the vendor file first rather than last, starting on the first call. The second is agreeing how orders will reach us: a connection to the ordering platform or loan origination system your team already uses, enabled for your account, or ordering by email and telephone.
We are not going to publish a number of days we have not measured. What we will do is tell you where each step stands while it is happening.
If you lend in a state we are not licensed in yet, say so early. Adding a state is a process we already run rather than a new problem, and it is better known at step one than at step six.
Before you move
What should you check about us first?
The same three things we would check. Coverage, connections, and who answers the telephone.
Our licenses and their numbers are printed by state. The ordering platforms and loan origination systems we connect to are named. And the service promise page sets out what happens at the five points in a file where responsiveness is actually tested.
