The Appraisal Hub / About
About the firm
An appraisal management company built by an appraiser.
The Appraisal Hub has been managing residential appraisals for mortgage lenders since 2009. It is woman owned, licensed in twelve states, and run by people who have done the work the panel does.
Origin
Who founded the firm, and when?
A certified residential appraiser founded it in 2009, after sixteen years of doing appraisal work herself and running her own practice in Greater Boston.
She had spent those years on the other side of the relationship, taking assignments from appraisal management companies and seeing how they behaved when a file went wrong. The firm she built is the one she had wanted to work with: it pays appraisers properly, it reviews their work with a licensed eye rather than a rules engine, and it answers the telephone.
That origin remains our operating model, not just a story on a page. It is why a licensed or certified appraiser reviews every report before it reaches the lender, and why escalations go to someone who can understand the appraisal methodology, not just the timeline. What the same model looks like from the appraiser's side is on the appraisers page.
The founder's credential
Rina Angelo began appraising in 1993 and is a certified residential appraiser. She founded The Appraisal Hub in 2009 and is still consulted on all escalation issues.
Ownership
Is The Appraisal Hub woman owned?
Yes. The firm is woman owned and has been since it was founded in 2009.
For lenders with supplier diversity programs that is a documentable fact rather than a marketing line, and it belongs in the vendor file alongside the licenses. It is in the vendor diligence file, which a person sends when you ask.
Footprint
Why is the footprint twelve states?
Our coverage is twelve licensed states and it is expanding. Depth where we are licensed is what your turn times respond to, and that is where we build first.
Depth is what a lender actually feels. It shows up as how many appraisers we work with in your lending area, how long we have worked with them, and how quickly one of them can get to the door. A wider map does not shorten a turn time in a market where nobody knows us.
We are licensed as an appraisal management company in Connecticut, Florida, Georgia, Maine, Massachusetts, New Hampshire, New Jersey, New York, Pennsylvania, Rhode Island, South Carolina and Vermont, and the coverage page prints the license number for each one. When a client's lending footprint moves ahead of ours, adding a state is a process we already run rather than a new problem.
What it changes
What does appraiser led actually change for a lender?
The review. Every report is reviewed by a licensed or certified appraiser and checked against our comprehensive quality control checklist before it reaches you.
A checklist can confirm that a field is populated. It cannot tell you whether the supporting data has weaknesses. Someone who has done the work can.
It is also why an escalation reaches a person who understands the appraisal methodology, not only the timeline. When an issue arises, you hear about it early, from someone who can explain the evidence and reasoning behind it.
