The Appraisal Hub / Florida
Florida
Appraisal management in Florida.
We are licensed as an appraisal management company in Florida, license number MC193, one of the three Southeast states on our map. The same promise applies here as everywhere else: one named person on your file, a licensed or certified appraiser reading every report before it reaches you, and a line staffed Monday through Friday, 9:00 AM to 5:00 PM Eastern Time.
Licensing
Who registers appraisal management companies in Florida?
The Division of Real Estate at the Department of Business and Professional Regulation, which licenses and regulates appraisers and appraisal management companies for the Florida Real Estate Appraisal Board, and the requirement to register is written into section 475.6235 of the Florida Statutes.
Our Florida number is at the top of this page, and it is printed beside the other eleven on the coverage page, so the person running your third party risk review can check it without asking us for it first. The certificate itself goes into the file we send when you ask.
The agency is named and the links were checked in September 2026. We link the source rather than summarize it: what the rule requires of your institution is a question for your own policy, not for a vendor's paraphrase.
Working with us
What does working with us in Florida look like?
The same as it looks anywhere else on our map, which is the point of a firm this size. You are given one named account manager rather than a queue, and the people who answer the telephone are the people who can open your file.
Florida lending runs from South Florida, Tampa Bay and the Orlando area to Jacksonville, Southwest Florida and the Panhandle, with a large share of condominium and coastal property, where condominium project documents and flood zone status both reach the appraisal.
Florida is one of three Southeast states we are licensed in, beside Georgia and South Carolina. A lender working in Florida and in the Northeast keeps one account and one named contact for both. Orders reach us through the ordering platform or loan origination system your team already runs, or by telephone.
The whole of it, moment by moment through a file, is on the service promise page; the systems we connect to are named on the technology page; and what a lender account takes to open is on the lenders page.
What you get
- One named account manager who knows your files and your overlays
- A line staffed Monday through Friday, 9:00 AM to 5:00 PM Eastern Time. 97% of the calls to it during those hours over three months, May through July 2026, were answered

- Ordering through the system your team already uses, or by telephone
- The vendor file for whoever runs your third party risk review, sent when you ask
Measured from the firm's own telephone records over three months, May through July 2026, during stated hours, Monday through Friday, 9:00 AM to 5:00 PM Eastern Time, with stated holidays excluded, and confirmed by ownership review.
Questions
Are you licensed as an appraisal management company in Florida?
Yes. Our Florida license number is MC193, printed at the top of this page and beside the other eleven on the coverage page.
Who reviews a Florida report before it reaches us?
Every report is reviewed by a licensed or certified appraiser and checked against our comprehensive quality control checklist before it reaches you. Issues are raised with the appraiser rather than discovered by your underwriter. It is the same review in every state we are licensed in.
Do we need a separate account for each state?
No. One account and one named contact covers every state we are licensed in, so a lender working in Florida and in the Northeast is dealing with the same desk and the same person either way.
How do we open an account for Florida orders?
Call (508) 850-9090 first, ask for the vendor file for your third party risk team, and register the account last. There are no setup fees and no long-term contract to sign. The order of it is set out on the lenders page, and you can start it through the contact form.
Moving your orders from another appraisal management company? The steps, and what stays under your control, are on the switching page.
