The Appraisal Hub / Coverage and licensing
Coverage
Where are we licensed?
Each state with its appraisal management company license number printed below. Our coverage is twelve licensed states and it is expanding. Depth where we are licensed is what your turn times respond to, and that is where we build first.
The register
Which states are we licensed in?
These twelve, grouped by region, with the appraisal management company license number each state issued us. They are printed here so a vendor management team can check them without having to ask us for them first.
If you lend in more than one of these states, one account and one named contact covers all of them. Our primary focus is residential appraisal management, but we also have the ability to accommodate commercial appraisal assignments when needed. More about commercial assignments is on the FAQ page.
Three of the twelve have a page of their own, with the agency that registers appraisal management companies in that state named and linked: Massachusetts, New York and Florida.

Renewals
Who keeps these numbers current?
We do. The licenses and their renewal dates are maintained by the firm, and the certificates go to your third party risk team in the file we send when you ask.
Renewal dates are not printed on this page. A date on a web page is out of step with the certificate the moment one of them is renewed, and the certificate is the document your reviewer needs anyway. Ask for the file and you get the current one.
Depth
Why does regional depth matter to you?
Because depth is the part of a map a lender actually feels. Our coverage is twelve licensed states and it is expanding. Depth where we are licensed is what your turn times respond to, and that is where we build first.
Depth shows up as how many appraisers we work with in your lending area, how long we have worked with them, and how quickly one of them can get to the door. A wider map does not shorten anything in a market where nobody knows us, which is why our map grew the way it did rather than all at once.
It is also why the same people can answer a question about a file in any of these states. One desk, one panel relationship, twelve states.
A state that is not listed
What if you lend where we are not licensed?
Tell us where. Adding a state is a process we already run rather than a new problem, and we will say plainly whether it makes sense for your volume.
We will also say when the answer is no, or not yet. A vendor that agrees to every state on a first call may not have appraisers in all of them, and you only find out once your orders are placed. The twelve on this page are twelve we can actually serve.
