The Appraisal Hub / Frequently asked questions
Questions
Frequently asked questions.
The questions lenders and vendor management reviewers ask us most often. Each answer points at the page that carries the detail behind it.
What does an appraisal management company do?
An appraisal management company (AMC) sits between a lender and the appraisers who value its collateral: it takes the lender's appraisal order, assigns a licensed or certified appraiser, reviews the report and delivers it to the lender. The Appraisal Hub does this for banks, credit unions and mortgage lenders in twelve states.
Who answers when we call?
A person at our own desk. You are given one named account manager who knows your files, your overlays and your investors, rather than a queue or a ticket number. What that looks like moment by moment through a file is on the service promise page.
What are your hours?
The line is staffed Monday through Friday, 9:00 AM to 5:00 PM Eastern Time. We are closed on New Year's Day, Memorial Day, July 4th, Labor Day, Thanksgiving and the day after it, and Christmas Day.
Which states are you licensed in?
Connecticut, Florida, Georgia, Maine, Massachusetts, New Hampshire, New Jersey, New York, Pennsylvania, Rhode Island, South Carolina and Vermont. Our coverage is twelve licensed states and it is expanding. Depth where we are licensed is what your turn times respond to, and that is where we build first.
Where can we see your license numbers?
On the coverage page. Each of the twelve appraisal management company license numbers is printed there, so your vendor management team can check them without asking us first.
What if we lend in a state you are not licensed in?
Say so on the first call. Adding a state is a process we already run rather than a new problem, and it is better raised at the start than after the first order.
How do we open a lender account?
Call (508) 850-9090 first, ask for the vendor file for your third party risk team, and register the account last. That is the usual order, and the whole of it is set out on the lenders page.
Are there setup fees or a long-term contract?
No setup fees, and no long-term contract to sign.
How do we request the vendor diligence file?
Two ways: by telephone on (508) 850-9090, or through the contact form. A person puts the file together and sends it. What is in it is listed item by item on the vendor diligence page.
Which ordering platforms and loan origination systems do you connect to?
Ten, and they are named rather than described as trusted partners on the technology page. Connections are enabled per client account. Where a lender prefers to order by email or telephone, that works and always will.
Who reviews the report before it reaches us?
Every report is reviewed by a licensed or certified appraiser and checked against our comprehensive quality control checklist before it reaches you. Issues are caught early.
What happens when something has to be escalated?
The person who answers can see the file, can reach the appraiser, and can make appropriate decisions to keep the process moving. When an issue arises you hear about it early, from someone who can explain the evidence and the reasoning behind it.
Do you manage commercial appraisals?
Our primary focus is residential appraisal management, but we also have the ability to accommodate commercial appraisal assignments when needed. We work with qualified appraisal professionals to help facilitate commercial assignments based on the property type, scope of work, and specific requirements.
If you have questions about our commercial appraisal services, assignment requirements, or whether we can accommodate a particular property or request, please contact our Appraisal Operations Manager at (508) 850-9090. We would be happy to discuss your needs and determine how we can assist.
What do you publish about your own performance?
One measured figure: 97% of the calls to our line were answered. Measured from the firm's own telephone records over three months, May through July 2026, during stated hours, Monday through Friday, 9:00 AM to 5:00 PM Eastern Time, with stated holidays excluded, and confirmed by ownership review. The figure and its method are on the service promise page.
How does an appraiser join your panel?
Through our Appraiser Registration form. What we ask for, what it costs, which is nothing, and who reviews the report are on the appraisers page. An appraiser with a question before registering can reach us on the contact form or by telephone.
