The service promise
Which appraisal management company actually answers the phone?
It is the easiest claim in this category to make and the hardest to prove. This page is our answer, written so that you can hold us to it, and built so that the proof arrives as measured figures rather than adjectives.
Question one
Who picks up when I call?
An account manager, during business hours. Whoever picks up can open your file and reach the appraiser.
There is no phone tree, no ticket queue and no offshore first line. The number at the top of this page is the only telephone number on this site. The line is staffed Monday through Friday, 9:00 AM to 5:00 PM Eastern Time, and it is closed on New Year's Day, Memorial Day, July 4th, Labor Day, Thanksgiving and the day after it, and Christmas Day.
What we measure and publish
- Calls answered live, stated hours 97%
Measured from the firm's own telephone records over three months, May through July 2026, during stated hours, Monday through Friday, 9:00 AM to 5:00 PM Eastern Time, with stated holidays excluded, and confirmed by ownership review.
Question two
What happens at four thirty on a Friday?
A condition comes back late on a Friday and the closing is Monday. This is the moment that decides whether an appraisal management company is worth its fee.
You call the direct line. The person who answers can see the file, can reach the appraiser, and can make appropriate decisions to keep the process moving. That is a staffing decision, not a software feature, which is why we describe it here in terms of who is on the desk rather than what the system does.
The moments
Where responsiveness is tested
Not on the sales call. These are the five points in any file where a lender finds out what an appraisal management company is really like. The times are the hours of the day these moments happen in, not a turn time we are quoting.
- 9:05AM The order is acknowledged. We read the order, confirm the property and the product that were ordered, and come back with any question before the work starts rather than after it. Your account manager
- 11:40AM The appraiser is assigned, and accepts. An appraiser is chosen for this property and accepts the order. It is not broadcast to the panel. The order desk
- 2:20PM The inspection is scheduled, or it slips. Scheduling is confirmed with the borrower, and you are notified when a date moves. Your account manager
- 9:00AM The report is reviewed, then delivered. Every report is reviewed by a licensed or certified appraiser and checked against our comprehensive quality control checklist before it reaches you. Review appraiser
- 4:30PM The revision, or the escalation. The underwriter comes back on a Friday afternoon and the closing is Monday. It reaches a person who understands the appraisal, not only the timeline. Review appraiser
Question three
How do I verify any of this before I commit?
Call the number. That is the whole test, it costs you nothing, and you can ask us anything you like before you share any details about your business.
Then ask for the vendor diligence file and see how long it takes to arrive and who sends it. Both are available to you before you sign anything, at no cost, in one afternoon. Lender references are available on request.
References
We do not publish testimonials we wrote ourselves. Named lender references are available on request, with each reference's permission.
